Selling real estate is best handled with a professional Realtor® and an experienced real estate attorney. There are logical, sequential steps that a seller can take to achieve the best selling price within the most convenient time frame and minimize problems from purchase to closing.

Choosing a Realtor® Associate

The professional Realtor® Associate you choose should be familiar with the area and with your neighborhood. He or she can provide you with a Comparable Market Analysis to show you the current market value of your property by comparing your property to similar properties that have sold, are under contract, or are currently for sale. Another means of pricing would be a professional appraisal for a fee.

Placing your property on the market

This is the time for your property to truly shine and look its absolute best. Staging is a topic best discussed with your real estate professional who can offer valuable tips that can increase the selling price and reduce the marketing time.

The offer

The offer to purchase is usually written but can also be verbal with a written offer to follow. Generally, the offer will have the proposed purchase price, the amount of earnest money, the closing date, personal property to be included in the sale, and any contingencies such as mortgage financing or home inspections. The offer can be accepted as written or countered on any part. The buyer would then have the opportunity to accept or counter any changes made by the seller. This sequence goes on until there is a meeting of the minds on all items or either the buyer or seller decide to end negotiations. 

The inspections

The inspections requested by the purchaser are usually done within a time period set by the offer to purchase. Any deficiencies found are addressed according to the terms of the contract to purchase. The more common inspections are   a home inspection or a wood boring insect inspection.

 

The survey

A current survey of the property is usually required by the mortgage lender. Some lenders will accept a survey done within 6-12 months of the scheduled closing. The survey is done to see if there are any encroachments that would affect the marketability. Title Insurance Title insurance ensures the purchaser that there is marketable title to the property. The buyer generally purchases the title insurance but there can be a charge to the seller as well.

The closing

As a general rule for closing, you will need to bring your photo identification, keys to the property you are selling, and any necessary certifications or reports.
